Failed floors we fix
- Peeling hardware-store kits — the classic: a weekend DIY job lifting in sheets within a year or two
- Hot-tire pickup — coating pulling up where tires sit, usually from thin application or skipped prep
- Bubbles and blisters — moisture vapor trapped under the coating, pushing it off the slab
- Worn and yellowed floors — old epoxy that's UV-degraded, stained, or worn through in traffic paths
- Cracked and spalled slabs under coating — structural issues repaired before recoating
How we recoat it right
- Strip it. Diamond grinding removes the failed coating down to sound concrete. Patching over a peeling floor never works — it all has to come off.
- Diagnose it. We find out why it failed: bad prep, moisture, thin coats, wrong product. Recoating without fixing the cause just schedules the next failure.
- Repair the slab. Cracks filled, spalls patched, moisture mitigated if the slab is pushing vapor.
- Recoat it. Full system — primer, base coat, flake or metallic, clear topcoat — applied at proper thickness.
What it costs
Recoating a failed floor costs more than coating a bare slab, because removal and repair come first — but it's typically less than you'd expect, and far less than doing the cheap job a third time. Most residential garage recoats in Orange County land in the $1,800–$5,500 range depending on how much has to come off and what the slab needs. We quote in person after seeing the floor.
Frequently asked questions
Can you fix my peeling garage epoxy?
In most cases, yes. We diamond-grind off the failing coating down to sound concrete (or a sound base), repair the slab, and apply a new system with proper prep. Patching over a failing coating does not work — it has to come off.
Is recoating cheaper than starting over?
Usually yes. Recoating over a sound, well-bonded base costs less than a full strip-and-replace. If the existing coating is peeling or the prep was bad, the old coating has to be removed, which adds cost — but still less than living with a floor that keeps failing.
Why did my epoxy fail?
The most common causes are skipped surface prep (no diamond grinding), moisture vapor pushing up through the slab, and coatings applied too thin or in the wrong conditions. We diagnose the cause before recoating so it doesn't happen again.
How long before I can use my garage after recoating?
It depends on the system: epoxy typically needs 24–72 hours before vehicles return; polyaspartic topcoats cure faster. We'll give you exact cure times for your job before we start.
